Savings & Scale – Full Financial Picture

The Soil Builder’s Hub is designed not only as an ecological project but also as a cost-effective, income-generating system.

Below we look at the savings, costs, and future opportunities.

Space & Rent

Plot size: 15m × 12m = 180 m² (≈ 1,937 ft²)

Rent: £1.50/m² per month = £270/month = £3,240/year

This is the Hub’s main fixed cost.

Year 1 – One-Time Savings

By bringing everything under one roof, we permanently remove three major overheads:

Waste removal → £4,200/year
Hard standing → £900/year
Storage facility → £1,200/year

Total saving achieved in Year 1: £6,300

These savings are front-loaded: once they’re cut, they remain gone. In future years, the Hub simply avoids these costs rather than creating “new savings” each year.

Subscription Value – The True Recurring Income

From Year 1 onward, the Hub produces soil-building materials (compost, worm castings, leaf mould, mulch). Instead of being sold outright, these are delivered back into client gardens through Hub subscriptions:

20 clients → £3,600/year
40 clients → £7,200/year
50 clients → £9,000/year
75 clients → £13,560/year

[Due to legal restrictions by the government, we would be unable to sell the compost directly to the market, but we can allow subscriptions to a private client base]

Net Position

Year 1 (savings + subscriptions – rent):

20 clients → (£6,300 + £3,600) – £3,240 = £6,660
50 clients → (£6,300 + £9,000) – £3,240 = £12,060
75 clients → (£6,300 + £13,560) – £3,240 = £16,620

Year 2 onward (subscriptions – rent, savings already banked):

20 clients → £3,600 – £3,240 = £360
50 clients → £9,000 – £3,240 = £5,760
75 clients → £13,560 – £3,240 = £10,320

Diversification Opportunities (Future Phases)

The Hub can also open new revenue streams over time:

Worm sales (surplus worms alongside castings) → £500–£1,000/year
Biochar (once production starts) → £500–£2,000/year
Workshops & tours (schools, community) → £250–£500 per event
Add-ons for clients (mulch top-ups, compost boosters) → £1,000–£2,000/year

Value Per Square Foot

At 75 clients, Year 2 onward net value = £10,320/year.
Per m² = £57/m²/year
Per ft² = £5.33/ft²/year

Add in diversification, and this could climb to £6–£7.50/ft²/year.

In summary:

Year 1 → The Hub delivers a big financial reset by cutting £6,300 of overheads and establishing the subscription base.

Year 2+ → The Hub becomes a steady subscription-driven model, with optional income streams (worms, biochar, workshops) to expand profitability.

Alternative Income Streams (Future Phases)

Beyond savings and subscriptions, the Hub can diversify into new income avenues:

Worm Sales
Selling surplus worms (for fishing, composting, or pets) legally alongside castings.
Revenue potential: £500–£1,000/year depending on surplus.

Biochar
Once production is safe and scaled, expected from Year 2 onward, this revenue stream can begin.
Small-scale sales or inclusion in Premium subscription tiers.
Revenue potential: £500–£2,000/year.

Workshops & Education
Hosting soil-building demonstrations, composting classes, or tours for schools/community groups.
Revenue potential: £250–£500 per event (2–4 per year).

Soil Builder’s Club Add-Ons
e.g. “Mulch top-up service,” “Seasonal compost booster.”
Revenue potential: £1,000–£2,000/year.
